The land parcel of Gulbai tekra is abutted on 3 sides by road and has an overlay TOD zone. It is in close proximity to MRTS corridor and CG road. All these factors have added up making Gulbai Tekra a potential site for real estate development. The major challenge in developing Gulbai tekra basti is negotiating with the unwilling basti dwellers; developing the slum on private land where currently SRS isn’t applicable; making provisions to accommodate the spatial requirements of idol making and keeping the developer motivated.
