NIKOL : A Low income and Low land Price Neighborhood

The portfolio summaries the understanding of the city in different layers and present the synthesis of overall learning of different attributes the city has. To understand different layers of Ahmedabad, 1 square kilometer area is studied with parameters related urban design and urban planning. Which includes physical, social and economy character. A full- fledged study of precinct in Nikol was carried to understand different layers , which is situated to eastern boundary of Ahmedabad city. Layers studied are land, built character, street character, public domain, informal activities, housing stock, people’s income, travel behaviour and jobs generated. The work inside presents the evolution and major determinants of Nikol evolution and how Nikol is transformed since past 18 years. Land and built characters elaborates on land use, market price, vacant land and ownership. Streets connectivity, accessibility, physical condition, activities on streets and infrastructure condition are analysed. Characteristics of built fabric are focused on density, FSI attained, presence of different typology in housing stock and its influence. Public domain and people lifestyle is over-viewed depending on income and their choices. Attributes such as population density, per capita space and their working and travel behavior is analysed.
