INTERVENTIONS TO INCREASE THE SUPPLY OF SERVICED LAND

Understanding the market in terms of supply and demand in housing sector was the aim of the studio. As a part of proposal the topic I chose was SUPPLY OF SERVICED LAND. Land is a very scarce element plays a major role in its supply to the housing market and also the land base various fiscal tools that could generate money and get more land into the public domain. As a state, Gujarat is very successful in the land-based scheme called the TOWN PLANNING SCHEME(TP). So drove the proposal towards TP Scheme models and mechanisms the government adopted so far and gave necessary amendments for the same GTPUDA ACT. The investment for the same was also generated to generate the total investment plan for Rajkot-2031 The other proposal was to REDUCE THE CONSTRUCTION COST BY REGULATIONS IN GDCR for which permutations and combinations of the various norms keeping in mind the safety and security of the end users were considered and derived strategies that could reduce the construction cost almost by 23% which brought a significant change in the affordability line of the income pyramid making it affordable for a larger group of people.
