The real estate project development on AES ground, Thaltej, Ahmedabad is carried out as a part of the Housing project studio. The objective of the studio is to understand the process of developing a ‘REAL ESTATE PROJECT’ and to explore re-development opportunities in the city of Ahmedabad .The aim of the studio is to make us understand the dynamics of real estate sector at city level and at micro markets and finally to develop an optimum product mix with reference to the micro-market and potentials. Accordingly, we developed our project with an aim. The aim states that, to develop AES ground situated in the Thaltej Ward in Ahmedabad City, having an area of 12 HA by proposing a suitable product mix through site and market analysis. As the site belongs to a trust, the land conversion procedure and possibility of real estate development on the site was a very important aspect to be known. In the process of the studio work it is analysed and interpreted well. As the site is located in a prime area with good connectivity and facility the product mix development is analysed critically and proposed. The site is also surrounded by many real estate developments coming up, hence absorption study is made and product mix is developed, phased accordingly. The ground is large and the project cost was high, hence after availing for different options for the project cost reduction, joint venture between the trust and the developer is undertaken. With the different options of the product mix and analysis the project feasibility and financial feasibility is also checked. Hence, in this way the objective of the studio and our project are met.
