The main objective of the studio is to harness the opportunity of the unutilized land parcel across Ahmedabad and understand the Real Estate planning process in terms of market analysis, phasing, scenario development & finance. This studio is mainly focused over the individual work from each student. Firstly, twelve sites are being identified all across Ahmedabad out of which four sites are being further taken forward for site potential analysis. Through the Delphi technique, the score is being assigned to each of the sites with respect to city level, local level & site level parameters. Out of four sites, one site is further chosen for land development. Afterward evolution around the site is being studied in 1 Km proximity of the site with the help of satellite images. Then the study of micro-market analysis is done for the project coming up in close proximity of the site. These micro market analyses include a survey of different developers whose projects are coming up in the proximity to the site. It also includes a survey of real estate agents assigned with these project. Accordingly, three scenarios are developed for the site with a different variety of development. Each option is accessed according to the rate of return, the time period of project and workability in the market. The detailed master plan is developed according to one of the selected scenario. Then phasing of the project is overlaid with the master plan of the project. Construction phasing and sales phasing are separately done with the escalation in construction and sales price @ of 8% & 12% respectively. Then complete project timeline on a quarterly basis is done depicting cash inflow and outflow of the project in phase. Finally financial modeling of the project is done and different investment model such as JV, partnership, a bank loan is access and accordingly, the most profitable financial model is chosen for the project. And at last marketing strategies are developed to increase the sales of the units and final inference of the project is given
