Redevelopment in Shahpur

In this era of rapid urbanization one can see that cities are expanding in faster pace due to shortage of vacant land inside the city. But at the same time huge land parcels are locked up due to the presence old industries and chawl which consume much lesser FSI than the maximum permissible. Redeveloping such lands can facilitate the people with decent living and working condition and also enable the developer to use the remaining FSI for his profit. In this lieu, I have selected a brownfield site in Shahpur which is predominately industrial with few chawls. After a detailed study about the site and supply and demand in the micro market appropriate product mix is formulated along with a preliminary design. A finance model for the project is worked out considering the cash outflow, cash inflow and means of mobilising the resources. Hence viability of the project is confirmed.
