Urbanization in India led to form urban areas in the form of cities. Currently, the urban model is expanding with real-estate development. The growth requires to manage to achieve desirable urban character and form, which can be achieved through the various mechanism of area planning i.e. LAP and TP Scheme mechanism. The planning mechanism should provide equitable distribution of infrastructure costs & increased values and regulations, incentives should achieve the envisioned urban form & character. In this project, we learnt to prepare Local Area Plan & Town planning scheme to provide envisaged development model.
