The studio aims to develop competencies in making comprehensive Development Plan. Development Plan consists of a broad framework of overall vision, policies, proposals and regulations for the urban area of Rajkot for future development up to next 18 years. Plan preparation has involved a long-term vision and a set of inter-related strategies and proposals for land use zoning, housing, transport, infrastructure, environment, special projects, it’s costing and its implementation in phase-wise. We opted for people-oriented approach because city is for people for which we conducted primary and secondary data collection to understand the growth pattern and requirement of city and its people. After analyzing the data, we came to a vision “Achieving a contiguous development by facilitating the economic growth, improving connectivity and enhancing public spaces”. So, we divided major components of Development Plan and individually focused on the specialization whilst making the sectoral plans which feed into the Development Plan. Success of Development Plan depends on how effectively it is implemented. The process of making the development plan for Rajkot helped us in understanding the implementation mechanism at different scale.This Development Plan is implemented on ground through various tools. The tools identified for its implementation include Town Planning Schemes, General Development Regulations (GDCR) and Local Area Plans. These tools will require certain mechanisms through which they can be carried out for specified zones. These tools primarily are focused on guiding new developments. Other mechanisms include public private partnerships, dedicated team to prepare and monitor detailed projects. However, there is a significant need to do micro level planning for improving existing developed areas.
