This publication is the final output of the exercise carried out in the Urban Expansion and Rejuvenation Studio of Master in Urban Planning course at CEPT, Ahmedabad. The project was carried out in a group of 4 people. The disciplinary approach towards understanding an area was firstly to visit and get acquainted with the site. The field visits comprised of interviewing the stakeholders, GUDA officials for data extraction which was further required for our preliminary studies. With the findings and studies, we learned about the site selected for further exercise and delved upon the ideas which will can trigger the development in Palaj, East Gandhinagar. We further studied about the contextual need of Palaj TP scheme with our objectives and vision. Then we moved on with our micro-zoning and deductions required for the site. Then we explored on the difference between conventional TP approach of Gujarat and our revised TP approach with numerous iterations for the same. Then moving on towards costing and valuation, we explored how this TP will benefit both from owner’s and authority’s aspects. And lastly with our learning that how the TP will result giving away the socio-economic benefits. This book will convey about the ideas and our thought process that was contributed for this Palaj TP scheme. Since this book has grown out of a lot of research on a variety of topics, the main aspect is to understand how the development can be directed in a right way in a greenfield area.
