The portfolio summaries a detailed study of the Local Area Plan of M.P.Nagar, Bhopal. It reflects upon the planning process carried out to make a local area plan of an area in a city.  The initial study contained the introduction of micro-level planning through the Town Planning Scheme of Motamava, Rajkot. It is based on the land readjustment development mechanism similar to land pooling.The real micro-planning of an urban area started with the making of LAP of M.P.Nagar, Bhopal. It is a brownfield site where urban regeneration and redevelopment are to be planned for the next 20 years. Initially, the existing situation analysis was done along with detailed SWOC analysis. Henceforth, the initial approach with initial concepts and layers were worked upon to derive a broader idea and key objectives for the local area plan. Finally, the proposals for improving the road network, zoning with form-based DCRs were proposed. A land development framework based on compensation and incentives was derived from taking lessons from an existing framework. Compensation through TDR and FAR was proposed. After that different other projects were proposed for infrastructure development and betterment of the study area. The overall costing with funding mechanisms and phase-wise implementation were also derived. This portfolio thus reflects how to make a Local Area Plan of an urban area and imbibed in me many crucial learnings related to micro-level planning.
