Town Planning scheme is self financing mechanism, which is used to planned greenfield areas, predominately in Maharashtra and Gujarat. 2. Hathijan- Geratnagar, located near SP ring road, has grown over the years predominately due to GIDC vatva. The scheme area has potential in coming years due to proximity to SP ring road, yet lack of infrastructure and pollution due to Vatva GIDC slowed the pace of development.  Hathijan-Geratnagar is envisioned as sub-regional node, where key focus would be multi-modal connectivity, equitable housing, providing amenities, eaverging economic potential and Khari river rejuvenation.Master plan is prepared for scheme area of 7.46 SQ-KM, with base zone as R1 and introduction commercial overlay zones. These overlay zones are where commercial activity is incentive such as relaxation on purchasable FSI. The master plan is phased in three town planning scheme, in which town planning scheme 2 of area 2.3 SQ-KM is detailed out.
