Bharuch Ankleshwar Development Plan 2041

The Development Plan or Master Plan is the most crucial and powerful statutory tool to plan any urban area in India. It is responsible for influencing, facilitating and managing urban growth. The study attempts to prepare the Development Plan for the Bharuch-Ankleshwar Urban Development Authority Region which is both robust and resilient in the face of ongoing trends and future uncertainties. Development Plan Studio, looks at an amalgamation of urban planning and design through a series of exercises to analyze the urban fabric of Bharuch and Ankleshwar in Gujarat over parameters structured as part of Existing situation analysis. The existing analysis of the BAUDA Region is conducted through housejold surveys, field visits, and Stakeholder’s consulatations. The exisitng situation analysis develops the key guiding principles for Development Vision. Making the development Plan for the twin industrial cities of Gujarat is an integrated framework of land use, transportation networks, infrastructural services, and housing policies. Primary data Collection included land use and household surveys with stakeholders consultations while the secondary data had demographic, economic, spatial analysis of land and built characteristics, price contours, real estate trends and building typology. Assessment of current development plan and implementation mechanism in accordance to Gujarat Town Planning and Urban Development Act was also conducted to support the proposals and outcomes.
