Project Proposal for Merwede Canal Zone, Utrecht

Project ‘Merwede-Canal-Zone’ in Utrecht offers housing throughout all income groups. The site lies close to Utrecht’s trainstation and CBD (2km), has many schools in proximity and is part of Utrecht’s high-rise vision. The municipality is the current landowner, and will only sell if the developer agrees to construct energy neutral. By utilizing the building regulations, 990 residential and 7 commercial units can be developed. The result is a financially feasible project (25% profit margin), which is kind to nature and good marketable due to its UPS’s: living in a green, peaceful environment while being close to the vibrant city life.
