Bapunagar : an 'Urban Paradox' within city.

Urban contrast can be seen within the city at multiple levels, having similar land use and developed under the same period of time precinct perform differently according to given opportunity by the city and its people. Bapunagar being a developed eastern residential land parcel with existing infrastructure holds the potential to adapt and develop the new urban development environment. Bapunagar has a predominant residential character which was developed due to its connection with the worker community of mills and allotted major land use as residential by the government housing board. Having major typology as semi detached and row houses, precinct is now developing and adapting apartment typology. But with large land parcels of precinct stuck under the ownership of the government and old building regulations, they show slow progress of redevelopment. Last two decades only shows redevelopment in terms of road infrastructure, widening the streets and government housing under the ‘PMAY’ scheme.
