Planning and regulations have the potential to uplift urban neighborhoods. Evidently, the planned neighbourhood of Nerul, has better livelihood, improved infrastructure and last mile public transport connectivity. However, because of the improvement in quality of life, there is an increase in property demand. Thus, resulting in an unaffordable neighbourhood. The regulations of FSI have resulted in curbing optimum use of land. The economy of Navi Mumbai caters dominantly to the IT and IT enabled services, thus, excluding other economic opportunities. Therefore, The planned neighbourhood of Nerul ensures improved livelihood and quality of life but fails to maintain equity and inclusivity.
