Sonarpur, is located in the southern fringes of Kolkata, is gradually transforming into a price competitive residential destination in South Kolkata. Sonarpur experiences a major change and transformation in terms of connectivity and networking. For connecting with the main connecting networks, the area experiences a high population density and the evolution of population growth started from the 1800. For which demand for housing and settlement increased which led to an increase in property value, economic growth, market settlement and business flourish. Also, the local train connection drives the demand of local markets which gives local traders a market value and economic growth. Though the area is mainly dominated by residences, due to the presence of railway colonies and offices it also enriches the sense of institutionalization due to close knit neighborhood development, width of street is a concern in terms of vehicular movement. In conclusion, Sonarpur is livable in terms of connectivity and commercial aspects although disputed land and local street connectivity remain two major concerns. It infer that the precinct enjoys excellent transport facilities in the form of a strong rail and road network and is well-connected to the rest of the city. As in previous times before the flyover the area of the railway junction where for going to another side people need to cross the railway tracks with cars, buses etc were used to be very congested during peak hours where street vendors encroachment of street was very common, but after flyover the problem resolved in terms of congestion and traffic flow. Therefore flyover also plays a very important role in my precinct in terms of traffic flow and connectivity. Therefore, it can be concluded that the town experiences a very good connectivity in terms of multiple modes and has a huge scope of upcoming developments in terms of housing and land. There are no high-rise buildings in the entire area although there is a provision of high-rise buildings since the existing FSI is less than permissible FSI. But the disputed land and ownership of the lands remains a challenging factor. The area also has a lot of vacant land where residential construction activities can be carried out once its ownership issue gets resolved. The area has a high market value, job opportunities and economic growth along with a strong labour market.
