TRANSACTION PROCESS BETWEEN LAND TO BUILT SPACE

In the housing strategy studio, we studied the different housing policies and programs and developing sub-strategy which is supported in the study of the different housing markets of surat city. As per the different enabling and provisionary sub-strategy helps to develop the affordability in a housing estate. So I worked on the process of conversion of Land to building and their different conversion to reduce the final price of the dwelling unit in the market and to make it more affordable so that it can cater more people. This reduction in the cost of the unit has to be done by optimizing the transaction cost which constitutes 25%-30% of the price of the dwelling unit. The transaction cost accounts for 10%-15% of the total cost of a unit in Surat.  And due to all costs like land cost, transaction cost and construction cost it is not helping the developer to gain profits and also not affordable for the customer.  so as per the above conflicts and problems in the process of conversion of land to building proposal of reformation which is given as an enabling sub-strategy.
