PANCHTATVA - The Five P's of Development Plan

In this “Development Plan Studio” we have studied the different level of plan exist in the city and then provide a proposal of Development Plan for the next decadal year. The Development Plan Studio - Spring semester 2020, aimed at exploring planning tools and applying them to the Bharuch-Ankleshwar urban region. Regional planning is full of complexities and requires lateral and technical brainstorming at multiple levels. The process for making the DP was iterative and hence the output was multilayered. The studio was designed around a development plan for the Twin city of ‘BharuchAnkleshwar’ in a group of four people. This gives us an idea to deal with the issues related to industrial and residential which were faced by the local people. It helped us to know the strategies for the city. As group work we approach our ideas on the spatial development of the city and also it’s impact related to growth pattern, density, affordability, economic, heritage scenario and environment of the city. The process is planned along with development regulations such that it imposes only required controls. The plan has taken a new type of approach that is the ‘LIBERAL’ Approach. The Development Plan studio aimed to develop core competencies in the making of a Development Plan, using various tools like zoning and regulations.
