The rationale of the studio is to analyse the possibilities of developing a large scale real estate project and its technical and financial feasibility in the market of a tier 2 city like Coimbatore. The objective of the studio is to develop a land parcel to its maximum potential, where this proposal involves a mill land in the heart of the city. The studio methodology includes analysing the micro and macro real estate market scenario and applied it to the identified mill land site. The proposal also includes an implementable phase-wise project cycle and financial resources required for each phase. The product mix for the project is developed in such a way that it brings maximum profit to the developer. The project is phased based on the market demand and supply as the city has not yet witnessed such a large-scale project. The proposed phasing will bring the earliest profit, payback period, and high Return on investment for the developer with an alternative financing mechanism.
