Nikol - Green field to high demand Neighborhood

Nikol fosters rapid development and policy shapes it’s urban bourn
The decline of industries let to the migration of people. Such sprawl led to the evolution of this particular precinct. Nikol is a rapid developing urban fringe located in the east of Ahmedabad. Being in the outskirts, it was agriculture land which was later developed with TP scheme in 1998 to take up the city growth mainly the migrants from neighboring villages. This paper specifically deals with the factors and parameters which influenced the development of Nikol and which can foster further developments in future. Also that, this paper focuses on two parameters i.e. “affordability and desirability”, which influenced the development. The desirability factor includes how implementing policies such as TP scheme, FSI revision, Private real estate developers etc. resulted in planned low congestion neighborhood also how they act as a catalyst of evolution. Also other tangible built forms such as infrastructure, safety, public spaces, and availability of resources also add to desirability. On the other hand affordability depends on the land rates, purchasing power of the residents, their income levels, etc. Desirability indicates the demand and need of people while affordability indicates the purchasing capacity of the people. It is important to study how, such parameters trace the direction of evolution and also to predict the direction of development. This study results in how Nikol is a regulated urban spread and how it is a better place to live in.
