This study is about the precinct which is already developed and the new developments happening along the Ashram road thriving CBD zone which is a main focus in the city today. This city can be seen from many perspectives. Ahmedabad is the city situated on the banks of river Sabarmati. This is the city dividing the west and eastern parts of the city. Around 30-40 years ago the city development took place in the eastern part a lot of industries, railway station and firms are brought up. As the eastern part is growing the densities have also grown parallelly, due to the rising densities people and the focus of development have started moving towards the west of Ahmedabad. The west and eastern parts have different built typologies, visual, infrastructure, etc. As part of the Foundation studio by CEPT University 2019, each student The precinct documented lies in Usmanpura which is situated at the western part of the city. It is a well developed neighbourhood with well planned infrastructure and all services. Ashram road is the main arterial road in the precinct. It is the arterial road not only for the precinct but for the Ahmedabad as well. As Sabarmati project has initiated, slums which have settled on Ashram road were cleared and today, Ashram road holds the lands with highest prices in Ahmedabad. No lot of developments can be seen in Usmanpura as it is a declared R1 zone. But developments are visible on Ashram road as it is directly accessible to Gandhi Nagar. With the declaration of CBD zone on Ashram road, there is an increase in the FSI leading to new commercial developments. With the 2011 development plan, prepared by AMC & AUDA Metro construction from Gandhi Nagar and Ahmedabad has proposed which is passing through Usmanpura. With the study, it reveals that the high prices of land on Ashram road, which proves the desirability of the land and here Government scheme acting as a catalyst are interlinked to one or the other factors. It also shows the housing and transport choices of the people settled in the precinct.
