Channelising Land Development : Case of Rajkot

As planners, the initial step to channelise the growth of a city is laying down certain guidelines for development. The planning usually translates from macro level to micro level. For the purpose of micro level planning there are various mechanisms followed like that of Local Area Plans and Town Planning Schemes. Rajkot is a strong economic magnet in the Saurashtra Region. The city attracts a potential real estate market. The rapid development occuring in it, calls for a strategic plan of action, achievable through various mechanisms especially the town planning scheme. There are various TP schemes that have been drafted in the entire city to channelise the efficiency of land parcels and to promote a development that can sustain the effects of urbanisation in the future by strategically dealing with planning mechanisms.
