Planning Strategies and Design Guidelines for Development in High Speed Rail Station Influence Areas.
Development of transport infrastructure at urban and regional level has a transformative impact on the land uses of the locations that it connects. High Speed Railway network is being planned in India and its alignment along several corridors has already been announced. It is anticipated that the locations of the stations of these HSRs will act as a major change maker in the use of the adjacent lands.
Experience of other countries in implementation of HSR shows that there is a significant increase in land value and a mix of activities like commercial, retail, offices, research and development, hospitals and cultural activities develop around the HSR stations, trying to leverage the quick connectivity that it provides to various distant places.
The overall integration of the HSR station with other important areas of the city also needs to be worked out. There may be a case of making special legal provisions regarding FAR being consumed or the type of built mix required in the station area.
