It witnessed rapid informal development, necessitating regulatory intervention by AUDA. Infrastructure projects like Virat Nagar road and government housing schemes reshaped the landscape. In 2011, increased Floor Space Index attracted private developers, leading to a surge in residential towers. Presently, Nikol reflects a mosaic of residential types, commercial complexes, and warehouses, embodying economic class disparities and diverse living patterns.
