Improving land use efficiency and transportation network around Greenfield Stations of MAHSR

As we understand, land use efficiency depends upon the size of the land parcel and the ease of access to the plot. The TPS model generally works on the 60:40 ratio mechanism, wherein approximately 60% of the land is returned to the original land owner. In the Case of HSR, where high density development is anticipated, it is necessary that the land parcels are of optimum size that are suitable for such development.
Further, what sort of road network is suitable to incorporate sound principles of urban design and transportation planning. The area in question is expected to be developed having world class infrastructure and design. The roads section here is quite crucial as it would decide how efficiently the overall area would be put to use, when actual operations begin.
