A study of land value and density distribution within Chennai Metropolitan Area
The Chennai Metropolitan Area (CMA) is spread over an area of 1189 sq.km. and had a population of nearly 8.65 million in 2011. The metropolitan area covers the entire Chennai district and parts of Thiruvallur and Kanchipuram districts. The Chennai district is completely urban. Chennai Metropolitan Development Authority (CMDA) is the nodal planning agency of Chennai in the Indian state of Tamil Nadu which administers the Chennai Metropolitan Region. With the objective to better manage urban growth, address various development challenges, and provide guidance for future growth of the CMA, the CMDA is launching to develop a new master plan to allow for more integrated land use and infrastructure development schemes.
To inform the development of this new master plan, the study intends to conduct a study on the land value and density distribution of the CMA to better understand the spatial dynamics of land use types, land/property values, growth hotspots, and growth trend. The findings of this study will be used to feed into the preparation of the new master plan.
