E3 focuses on Reducing the unit price by introducing flexibility in regulations, which prescribes uniform and stringent regulations for planning and building across DU typologies and income groups. This leads to low building intensity, inefficient utilization of limited serviced land and emphasis on amenities and shared spaces which in turn contributes to the loading on carpet area and in turn the respective unit prices. Introducing a graded spectrum of regulations would contribute towards maximizing the land utilization intensity, optimizing the building envelope and reducing carpet area loading, thus reducing the unit price while increasing the choice of housing units.
