Vadodara's real estate market needs to supply decent houses. More profit in the high-end market attracts developers not to invest in affordable housing. In addition, rigidity in building bye-laws impacts residential units by increasing built-up area loading and underutilization of service land. As an outcome of this, high land and construction costs are borne by the developer, which will eventually pass on to the consumer. Private sector participation in the affordable housing market can be encouraged by providing incentives such as inclusive housing policies and modifying the building bye-laws to augment the supply of decent houses.
