Developing a forecasting algorithm for changes to transect categorizations and land values based on infrastructure and density trends in metropolitan areas

Land Value and Density Distribution are two of the most important components that influence the urban dynamics of a city. Understanding these factors provide necessary insights for future growth. Chennai Metropolitan Area (CMA) accommodates approximately 11% population of Tamil Nadu and is projected to grow further according to the second master plan of Chennai Metropolitan Development Authority (CMDA). The aim of the study would be to analyze different parameters affecting land value. Land value based on sample areas will be forecasted based on the parameters selected in the LVDS granular study. Further, land value will be projected based on regressor algorithms to understand extent of development that would occur, and later the results will be used to redefine the urban character of the sample. The land values obtained from the projection will be spatially joined with existing dataset of sample tiles to visualize the land value trend. The intended results would highlight the forecasted level of development of the sample based on the projected land value and its urban character based on the transect categorization.
