Revitalization of Mumbai’s Fort Area through Micro-level Planning and Development Control Norms (DCNs)

Historic core urban areas reflect a rich blend of architecture, culture and history promoting tourism and offering a unique identity to the city. However, they face major challenges such as aging buildings, inadequate infrastructure, congestion and redevelopment pressures including economic stagnation.
In the context of bustling metropolitan cities like Mumbai, Delhi, Kolkata, Hyderabad, Bangalore and many others exhibit a center of the business and administrative district and exemplifying the influence of urbanization integrating a balance between old and new. While most of the cities were battling with the protection of their ancient and medieval monuments, Mumbai, a city with 150 years of built heritage, established a precedent in protecting its heritage of colonial buildings and Victorian Art Deco ensembles.
The DRP seeks to assess the existing micro-level planning framework and development control norms to revitalize Mumbai Fort, ensuring both Heritage Conservation and Urban Growth. The assessment is done by studying the intersection of heritage conservation, public realm enhancement and economic viability within dense historic cores. By understanding the applicability of urban revitalization models and providing recommendations for developing a Local Area Plan.
