Given Surat’s strategic location on the Dedicated Freight Corridor and High-Speed Rail network, the city is emerging as a logistics and industrial hub. The study captures housing needs, market patterns, and transit connectivity influencing residential growth. Using data from GUJRERA, Magicbricks, and Housing.com, the project examines 1682 RERA-registered projects across asset classes—residential, mixed-use, and commercial—highlighting housing shortages, FSI trends, unit pricing, and micro-market variations. Special focus is placed on the correlation between public transport and housing supply, promoting a transit-oriented development model. The analysis supports affordable housing strategies aligned with the city’s projected 2047 housing demand.
