The Project explores how universities can catalyze city development by repositioning institutional land as vibrant, mixed-use innovation districts. Focusing on Surat’s centrally located university precinct—currently fragmented and underutilized—the proposal addresses poor connectivity, inefficient land use, and inactive public spaces. Through infill development, restructured mobility, and public realm activation, it introduces a phased “Innovation District” model guided by four principles: Connect, Optimize, Insert, and Activate. Emphasizing student needs, inclusive public spaces, and policy alignment, the proposal uses LAP/SAP tools and PPP frameworks to integrate academia, research, and housing—creating a replicable, knowledge-driven urban transformation strategy.
