This study focuses on the execution phase of "The Research Centre Project" in GIFT City, Gujarat, India. This project has a total site area of 9735 sqm and a built-up area of 18,976.43 sqm, and the total cost of this project is Rs.108.42 crores, aiming to provide high-quality laboratory and research spaces. The construction lifecycle includes stages like appraisal, procurement, construction, and operation. Key areas analyzed include contract administration, quality management, cost analysis, material management, delay surveys, and earned value management. Data collection involved site visits, contract documents, safety plans, quality plans, and bills of quantities. Lean tools and management systems were used for analysis, leading to recommendations for improving construction methods, reducing costs, and enhancing outcomes. This study provides real-world insights for better construction practices.
