This Directed Research Project explores the Financial Feasibility of Retrofitting existing Commercial Buildings to meet the environmental criteria of ESG compliance. Focusing on Ahmedabad, the study assesses buildings constructed between 2000 and 2015, identifying sustainable upgrades. Retrofit strategies include LED lighting, VRV HVAC, water-efficient fixtures, and solar PVs. Financial analysis utilizes ROI and Payback Period to evaluate feasibility. Results demonstrate substantial energy savings, operational cost reductions, and improved asset value. The study concludes that ESG-aligned retrofitting is both environmentally necessary and economically feasible for sustainable urban development.
