This DRP delves into the feasibility of integrating student housing into real estate investment trusts (REITs) amid rising urbanization and student demand in Ahmedabad. By analyzing five case studies, the research identifies key operational, financial, and regulatory risks and proposes a Standard Operating Procedure (SOP) for REIT implementation. A risk matrix aids in prioritizing mitigation strategies. The study also explores the limited viability of affordable housing in REITs due to high costs and regulatory hurdles. It provides strategic insights for investors and policymakers to develop scalable, compliant, and sustainable student housing models under the REIT framework in India.
