The rapid growth of urban centers such as Ahmedabad has driven an accelerated demand for residential real estate development. However, the complexity of residential construction projects presents several risks, spanning from design inefficiencies to environmental and regulatory challenges. This research explores the lifecycle risks inherent in residential real estate projects in Ahmedabad, offering a comprehensive risk management framework tailored to mitigate these challenges. Using a combination of case study analysis, literature review, risk identification, and a survey of industry professionals, this study identifies and categorizes critical risks at each stage of the project lifecycle. Additionally, it develops a systematic framework to assess these risks and proposes strategic risk mitigation techniques. The findings suggest that the incorporation of advanced methodologies, such as risk matrices, can significantly enhance decision-making, improve project feasibility, and ensure the long-term sustainability of residential developments. This research offers actionable insights to real estate developers, investors, policymakers, and urban planners, assisting them in navigating the complexities of the Ahmedabad residential real estate market and promoting resilient, high-quality developments.
