This research project develops a sustainable assessment tool for affordable housing projects based on Circular Economy (CE) principles integrated with Environmental, Social, and Governance (ESG) criteria. It proposes a comprehensive framework to evaluate lifecycle performance through an Excel-based financial model and a web-based dashboard. The study includes qualitative analysis using grounded theory and validation via expert surveys. Three project scenarios—traditional, partially CE-applied, and fully CE-integrated—are compared using case studies from India and abroad. The tool measures total cost, payback period, NPV, CE score, and ESG score, aiming to promote sustainable, circular, and cost-effective housing development in urban India.
