This research thesis explores the impact of the Effect of ICONIC Building Policy of Gujarat on Real Estate Projects on high-rise real estate developments, with a focus on understanding its influence on project viability, financial feasibility, construction practices, and urban growth patterns. The study investigates how the policy facilitates increased FSI utilization, alters cost structures, and affects market dynamics for developers undertaking vertical expansion in Ahmedabad. Through comparative analysis of projects developed under both iconic and non-iconic frameworks, the research examines regulatory, financial, and operational implications of adopting the policy. The study also reflects on how the policy contributes to evolving construction standards and influences land valuation in premium urban zones. This thesis aims to provide a critical assessment of the Iconic Building Policy as a tool for economically viable, and architecturally significant urban development.
