This Directed Research Project (DRP) focuses on studying the impact of the Redevelopment Policy of Gujarat on the real estate sector. Over the last few years, redevelopment has become an important part of urban development in Gujarat, especially in areas with old or damaged buildings. With changes in government policies, like increased Floor Space Index (FSI) and zoning regulations, many developers are now turning to redevelopment as a better option. Through this study, I aim to understand how these policies affect real estate projects — from getting approvals and marketing the project to executing it. I’ve looked at things from both the developer’s and society’s point of view. The research includes reading policy documents, collecting data from case studies, and talking to people involved in such projects through surveys and interviews. This project helped me learn about the challenges and opportunities that come with redevelopment. I hope the findings will be useful for developers, society members, and anyone interested in how redevelopment is shaping the future of housing and urban growth in Gujarat.
