In the twenty-first century, India is home to a significant percentage of financially independent older citizens who live alone and apart from their families and children. These seniors want to live in a place with up-to-date conveniences, a welcoming atmosphere, and easy access to health care. The shifting socioeconomic structure and the turn of the century have increased interest in senior life in India. But there are many obstacles to the development of senior housing in India, including a lack of funding, the difficulty of acquiring land, and the ignorance of older Indians regarding the advantages of senior housing. As a result, there is a lack of homes for the elderly throughout the nation.
To address this issue, a comprehensive approach that involves collaboration between the government, private, and non-profit sectors is required. This research aims to explore the housing needs of seniors and how the real estate market can meet those needs. The objective is to improve the quality of life of seniors by providing them with a safe, comfortable, and affordable living environment with tailored facilities.
The study was carried out in Mathura and Varanasi, two Indian cities renowned for their spiritual legacy and surging tourist numbers. With 17% of all senior people in India living in Uttar Pradesh, which includes these two cities, it is the state with the largest elderly population. The goal of the research is to create a workable business plan to promote senior housing provision by the private sector. Additionally, the growth of the construction, healthcare, and related industries may be advantageous to the local economy. Real estate developers must be aware of the particular requirements of the elderly and consider the special cultural sensitivity of India when treating senior people. Additionally, they should also offer a social environment that promotes seniors' respect for one another and their own worth. This study identifies the necessary policy adjustments to support this industry.
