Age Specific Housing is an emerging asset class in India. In metropolitan regions like Mumbai, there is an increase in nuclear families and smaller homes. As a result, an increasingly large proportion of the senior population is living independently. With growing life expectancy, there is a need to provide age-appropriate housing and accompanying services to these self-sufficient elders so that they can spend their lives independently.Further, this research investigates the burgeoning demand for senior living options in the MMR, India, amidst a global trend of population ageing. The study delves into three key areas – demographic trends, market analysis, and user and operator perspective for senior housing. By combining these various analyses, the research aims to identify a viable business model that can sustainably increase the supply of suitable senior living options within the MMR. This study seeks to address the concerns of both consumers and operators, ultimately contributing to the development of an accessible and thriving senior living market in Mumbai.
