This study is part of the Master in Urban Housing program at CEPT University and aims to understand aging and its impact on family dynamics, as well as determine the need for senior housing facilities. The research will explore global aging and policy frameworks, as well as the Indian institutional framework for senior citizens. The study will be applied to the Mumbai Metropolitan Region (MMR), analyzing the demographic profile and demand for senior housing through case studies. The collected data will be used to formulate business models for different municipal corporations. The study aims to understand the effects of aging on family socio-cultural dynamics to better cater to the needs of older individuals. By analyzing policy frameworks, studying demand for senior housing, and creating business models, the best business model for the elderly population in India, particularly in MMR, can be determined. The study will explore alternative methods to satisfy demand while ensuring profitability for developers investing in this growing asset category.
