This thesis undertakes a comprehensive examination of the Industrial Real Estate sector, with a particular emphasis on the evolving warehousing segment within the Ahmedabad region and its peripheral industrial clusters. It conducts an in-depth analysis of the current stock and supply of warehousing space, tracing its historical development while projecting future trends in key industrial nodes such as Sanand, Changodar, Bavla, Viramgam, and Aslali. The research delves into the existing and upcoming industrial and logistics-related policies that shape the warehousing landscape in Ahmedabad. It critically assesses the growth potential of the warehousing sector by identifying key drivers such as the rise of e-commerce, enhanced multimodal connectivity, proactive state-level industrial policies, and shifts in the regional manufacturing and distribution ecosystem. Furthermore, the thesis proposes a data-driven approach to develop strategic warehouse clusters tailored to regional demand. This includes identifying target occupiers - such as FMCG, pharmaceuticals, auto and engineering firms - and customizing cluster features accordingly. These may range from cold storage facilities for perishable goods to last-mile delivery hubs and locations with direct access to logistics corridors such as the Dedicated Freight Corridor (DFC), national highways, or upcoming metro and rail networks
