“How Affordable is Housing in Metropolitan Cities in India: Case of Ahmedabad”
The DRP study looks into how affordable housing is in Ahmedabad, a metropolitan city in India, by analyzing the Gujarat Real Estate Regulatory Authority (Guj RERA) registered affordable projects across thirteen micro-markets employing a mixed-methods approach, combining literature review with quantitative analysis of secondary data from Guj RERA, supported by qualitative insights from prospective buyer surveys and Stakeholders interviews. Affordability metrics such as price-to-income ratios and dwelling unit sizes are used to measure housing accessibility for different income groups. The research highlights spatial disparities in affordability and identifies factors influencing supply and demand in the affordable housing sector. The findings provide insights into the challenges and opportunities in Ahmedabad’s housing market and suggest recommendations to improve inclusive housing policy effectiveness and housing accessibility for economically weaker and lower-income groups. The analysis of Gujarat Real Estate Regulatory Authority (Guj RERA) registered projects shows that despite government initiatives and inclusionary housing policies, affordable housing remains insufficient to meet the demand of economically weaker sections and lower-income groups
