Illegal housing is a pervasive and complex issue that poses significant challenges for policymakers, urban planners, and communities worldwide. It is a common phenomenon in many developing countries, including India. Illegal housing has significant social, economic, and environmental impacts on urban areas. These impacts include overcrowding, lack of basic services such as water and sanitation, increased crime rates, and environmental degradation. The causes of illegal housing are multifaceted and include factors such as rapid urbanization, population growth, poverty, inadequate housing policies and regulations, and corruption. This research aims to address the existing assessment tool that is Impact Fee in Gujarat, India. It draws on various best practices across the world and includes stakeholder consultation and focused group discussions with experts. The research was analyzed from an economic perspective to understand the demand and supply trend of the market.
