Traditionally, planning in India has primarily concentrated on peri-urban greenfield expansion. However, with India’s growing population Brownfield or urban redevelopment becomes an equally important strategy. The aim of this research is to analyze the dynamics of redevelopment within the context of Ahmedabad and assess the impact of the Transit-Oriented Zone overlay on the redevelopment process. The objective of this research is to evaluate the TOZ overlay's impact on West Ahmedabad's redevelopment initiatives, examines existing policies, and investigates micro-level aspects of the city. It also identifies barriers and provides recommendations for future development plans. The report is structured into sections including a literature review, detailed research methodology, analysis of policy provisions, spatial mapping, and market response assessment, concluding with recommendations for improving the status of redevelopment in TOZ of Ahmedabad. The methods used to gather the data was GIS and Google earth, policy documents from the website, stakeholder consultations, interviews with key informants, site visits. The spatial analysis presents an important insight where the intent of TOZ is subverted due to the policies providing equivalent incentives in other areas. The Market response section also confirms that market is responding to the provisions provided in the non-TOZ areas. The study suggests a dual approach for promoting redevelopment in TOZ, incentivize TOZ areas and disincentive the non-TOZ areas. Recommendations focus on making TOZ areas more attractive, suggesting changes to policy and incentive structures.
