This research investigates the potential of brownfield redevelopment in Pune through the lens of evolving transit infrastructure and regulatory frameworks. With a focus on the 7.81 sq.km TOD buffer around Pune Metro, the study evaluates over 8,050 privately-owned plots to understand how factors like Development Control Regulations (DCRs), road width, plot size, and market demand affect redevelopment feasibility. Combining spatial mapping, Micro and Macro-case analysis, and policy assessment, the project proposes zone-specific strategies to enhance inclusivity, viability, and FSI utilization. The outcomes aim to inform replicable, market-responsive planning tools for Indian cities undergoing transit-oriented transformation.
