Being the hotspot for central and state governments, the capital city offers scope for development and "regeneration". There are complexities in Acts, Policies, Agencies, and Authorities. It is one pot-pouri. The capital city needs an intervention in terms of aligning its "age-old" bye-laws affected by European and American planning standards and accepting the coming-of-age "urban form" by-laws. Apart from this, since the capital is divided into "colonies" - natural gentrification follows with gated communities which inhibits the city's inhabitants' ability to have an "inclusive society".The cultural significance of Nizamuddin juxtaposed with the upcoming RRTS which imposes TOD regulations creates an urgency to retain the heritage and at the time develop for a better economic future. The journey of preparing a plan which looks at two contrasting factors of Heritage and Transit and integrates both to propose a local area plan in a manner that enhances the imageability of the heritage site has been insightful.
