This is the existing urban fabric of Deccan. And considering the full build up scenario, by implementing the DCRs as we have proposed. In future, area will look like this with metro, riverfront and other proposal implementation on ground. This shows the 100% build up scenario. This view is from the area adjoins Sambhaji Metro station where proposed zone is high intensity mixes use 1 with 4 FSi. we can see the buildings with step backs with 100% built up. The sky-walk connecting the JM road and metro station through sambhaji Garden and the active streets adds impact to vibrant character. To summarize, We have achieved almost 6% increase in road network & reduced block sizes, enhanced green cover , increased FSI consumption and optimized the densities. Implementing various proposals and strategies envisioned in LAP, we will achieve the key TOD principals and the goals through increased Accessibility, enhanced sustainability and livability. And this will make Deccan a successful public oriented Centre not only at local level but also city level.
