The research revolves around understanding the impacts of the Bangalore International Airport on the real estate in Devanahalli, a municipality in Bangalore Rural. Since the functioning for almost more than a decade, the airport has become the third most busy within the country. As a result, the scenario is not only an opportunity for the city and the state to build on, but also is a challenge if the city is not well prepared for it. The research tries to examine if the real estate explosion in Devanahalli is a  bubble or a boom.
